Introduce the foundational knowledge needed for effective property inspection, including building pathology, relevant regulations and guidance, and key legal considerations. Explore how to use your senses to identify issues. Practical use of technical tools may include moisture meters, tape measures, spirit levels and binoculars. We fully encourage a curious mindset, prompting you to ask “why?” to better understand what you observe. Select X to exit.
what to bring
We won't be using the Cranfield venue as the whole of the session is held at the property. So, it might be a good idea to plan your meals around the day and bring your own snacks and drinks. If you’d like to bring your own equipment, please feel free to do so. If you have one, it will need to be a pinless moisture meter. However, we will provide everything you need for the session, including:
- clipboard
- site notes template
- pens/pencils
- a range of measuring devices
- moisture meters

You can start developing skills in drawing floor plans, understanding. what information should be recorded and how it should be presented. Carry out a brief walk-around inspection of the property, supported by internal measurements using appropriate tools. Consider what is needed to calculate GIA and why measurements matter. Introduce some elements of internal site notes, and may also include using a moisture meter.

We are grateful to Cranfield University for kindly allowing us to use some of their properties for these sessions. We may not know which property we are using until the day. You are not expected to do any research, so you don't need the details in advance. Don't worry, the trainer will let you know where you are going. Please ensure that the property is treated with care and respect while you are there.
GETTING THERE
The postcode MK43 0AL is slightly below the Mitchell Hall car park. These maps showing closer views of the site should help you navigate to the right place. Click on the image to expand the view. The car park is circled in red.
Please arrive 20 minutes early to allow time to gather the group and get to the property. A Sava staff member will meet you and take you to the session.
How to find the Mitchell Hall car park:
external inspection
Start to understand and identify key features that should be included on a site plan, e.g., outbuildings, inspection chambers and drainage. Develop drawing skills by drafting a site plan. Practise measuring the exterior of a property using the appropriate tools and consider what is required to calculate the GEA and record it. Introduce some elements of external site notes, focusing on recording observations in a logical order.
