Wilshire Alvarado

The Wilshire Alvarado project consists of two performance-based concrete central-core high-rise towers, a 2 story retail low-rise segment, and a new plaza area. The plaza and retail portions include segments that will built above an existing MTA tunnel station at the site. Tower 1 is 58 stories tall and includes a rooftop viewing deck, with top of the roof cooling towers at 740’8” above grade. Tower 2 is 30 stories tall with rooftop at 389’2” above grade. Both towers include amenity decks at multiple levels.

Park 5th

This project was a new urban mixed-use residential and hotel project in downtown Los Angeles. An 80-story residential building was designed with a concrete core, mid-height staggered outriggers and a cap truss. The entire development consists of two high-rise residential towers, with an 8 story bridge-like structure connecting them. The towers share a multi-level podium on the sloping site along with approximately 5 levels of below grade parking. The site for this project is located along an urban seam that bisects downtown LA. The project goal is to mediate between the shopping and entertainment district on one side and the office towers on the opposing side.

LA Live!

LA Live! features a seamlessly integrated, highly efficient seismic energy dissipating structural system. At the forefront of mixed-use high-rise buildings in downtown Los Angeles, the 55-story Ritz-Carlton & JW Marriot tower stands as a profound success of the application of the performance based structural design at its highest level. Not only modern in its architectural form, the hotel tower takes full advantage of a leading edge structural steel lateral force resisting system, comprised of unstiffened thin steel plate shear walls (SPSW), moment frames, Buckling Restrained Braces (BRB), mid-height outriggers and cap trusses. The hotel serves as a focal point for the 5.6 million square foot mixed use development area of LA Live! which covers more than 6 city blocks. The tower’s unique shape reflects the need to accommodate the high-end suites and residences at the top, which needed to be up to 12 feet deeper than the standard guest rooms below. To create this profile, curved steel columns were placed near the top of the tower to support the main structure and the glass curtain wall. The result is a striking and harmonious elegant form.

The Vault

The Vault is a megaproject in the northwestern mountains of Saudi Arabia and a part of the overall NEOM project, Saudi Arabia's visionary giga-project. The Vault serves as the arrival destination and a grand gateway into the Trojena residential, recreation, and hospitality region, which includes a dramatic man made lake. The structure of The Vault consists of a series of many tall towers aligned within a man made canyon that is nearly a kilometer long. The towers are connected by bridges and an elaborate long span roof that covers the canon. NYA served as the Performance Based Seismic Design (PBSD) sub-consultant to Jacobs to provide the seismic design for the first phase of The Vault project. The highly irregular shape of the building combined with unique multi-level foundations up the height of the canyon required a PBSD approach and our Soil Structure Interaction (SSI) expertise. NYA seamlessly partnered with Jacobs to integrate our PBSD work with their structural design scope, at an accelerated pace.

Grand Ave

The Grand Avenue Phase project was a new urban residential development set to overlook the Civic Park in Downtown Los Angeles. The site slopes approximately 33 feet from Grand Avenue on the west side down to Olive Street on the east. The project consisted of two high-rise residential and hotel towers and several low-rise retail buildings. All the buildings originate from a common podium base at the Grand Avenue elevation. The podium at Grand Avenue expands into a city block plaza consisting of retail, restaurants/bars and a bookstore. Between Grand Avenue and Olive Street are two levels of retail and parking spaces. The intermediate Mezzanine Level houses hotel valet, parking, a bookstore, and food hall amenities. The Olive Street level includes a proposed supermarket in the north half, a restaurant in the southeast corner, a truck dock area in the southwest corner and dedicated market parking. Five levels of common below-grade parking extend fifty feet below grade at the Olive Street elevation.

Olympic Tower

NYA is providing the structural concept design services for a new 58-story hotel and residential steel framed tower at the corner of Olympic and Figueroa in downtown Los Angeles. The development will consist of approximately 720,000 square feet for the tower and base structure including below-ground level (1 level) and foundation. The exterior diagonalized grid of the envelope is utilized as a key feature of the structural vertical and lateral support of the tower. The “diagrid” is in-fact a steel tube exoskeleton that supports the floor at the perimeter of the building as well as providing the lateral resistance for wind and earthquake forces. Supplemental damping is incorporated within the diagrid to reduce sesimic drifts and forces.

Tribune Tower

NYA provided structural engineering consulting services for Tribune Media Company for the future development of a high-rise building above the Second & Broadway MTA Entrance Structure that is part of the Regional Connector project in downtown Los Angeles. NYA worked with MTA to develop structural loading allowances that are incorporated into MTA’s structural design for the Entrance Structure as a provision for structural loads imposed by a future overbuild tower. Multiple architectural concepts with unique architectural expressions include a cascading tower up to 30 stories in height (pictured), or a residential high rise tower up to 50 stories in height, which are situated both over and beyond the footprint of the underground MTA development. This project makes provisions to integrate the future performance-based design of this high-rise tower with the MTA Regional Connector Station.

The Bloc

NYA provided structural engineering services for the concept design and entitlement package for this new high-rise tower in downtown Los Angeles. Situated on top of an existing retail and parking structure, the proposed 45-story residential tower will also contain a roof terrace and amenities desk and is adjacent to an existing office tower and hotel tower. NYA developed 3D analysis modeling, preliminary sizes of walls and boundary elements, and estimated conceptual concrete shear wall thickness, transfer truss sizes, and strengthening for existing columns supporting the tower. Seismic drifts and torsional behavior were also checked, along with preliminary gravity loading analysis and evaluation for existing building foundations.

The Rise

NYA designed the structural systems for this megaproject development consisting of 12 stand-alone low, mid, and high-rise structures, all joined by a common roof. The complex totals over 8 million square feet of office, residential, hotel, parking, and entertainment space. The structures consist of precast, cast-in-place concrete and structural steel construction. A distinguishing feature of the project is a 30-acre (122,000 square meter) green roof, which blankets the buildings and links them together. The green roof is supported by a base isolation system located on top of some buildings while allowing the tallest towers to pass through. The isolation system allows the massive park to seismically dampen out the response of the buildings below, resulting in significantly reduced seismic demands in the buildings, while increasing seismic performance and resiliency for this iconic development. NYA utilized Performance Based Seismic Design to validate this impressive and innovative structural system.

Century City Tower

NYA served as the structural engineer of record for the Century City Center, a landmark mixed-use development anchored by a 569-foot-tall steel office tower with over 800,000 square feet of premium office space. The project also includes a parking structure, retail building, and fitness facility, all constructed atop a common podium. The tower employs a robust lateral system consisting of steel moment frames and braced core frames to efficiently resist the region’s significant seismic demands. The project required innovative structural solutions to accommodate challenging site conditions, including existing oil wells encapsulated directly beneath primary tower columns. These constraints resulted in substantial transfer components at the base of the structure, seamlessly integrated and concealed podium to remain invisible to occupants and the public.

The Line

NEOM is a visionary giga-project development centering on The Line, a 170 kilometer long, car-free, hyperconnected, 500m tall linear city that links the Red Sea coastline with the northwest mountains and valleys of Saudi Arabia. Designed to support millions of residents, The Line is organized into 135 walkable modules where daily life, access to nature, and transportation are seamlessly integrated within a 5 minute travel time, redefining how large scale urban environments function. The Hidden Marina is one of The Line's inaugural and most iconic components, consisting of a water filled canyon woven directly into the urban fabric across the first tower modules to be built. The stepped foundations of these combined structures must also incorporate the Spine, which is the primary transportation and utility corridor for the project, thereby creating a complex structural and foundation interface. NYA serves on the Peer Review Panel for this initial phase of The Line, providing independent technical oversight of the foundation and superstructure systems from the Basis of Design stage through construction of the project.

Discovery Tower

The Discovery Tower is a proposed 340 meter landmark in northern Saudi Arabia, featuring an open-frame concrete and steel structure with selective programmed levels for MEP systems, restaurants, and observation decks distributed throughout the tower. A refined glass and metal mesh façade reinforces a lightweight, expressive architectural form. Currently in the preliminary design tender phase with Jacobs as part of a competitive design-build team, the tower’s slender geometry and exposed mountainous location result in a highly flexible structure governed by wind response. NYA developed a supplemental damping strategy using viscoelastic dampers linking a central reinforced concrete core to surrounding steel outrigger columns, informed by advanced nonlinear time history analyses of 10 year and 1,700 year wind events to control accelerations, drifts, and strength demands and confirm project performance goals. NYA leveraged our extensive Performance Based Design experience to implement a performance based wind design for the project, thereby making the project both feasible and as cost effective as possible.

Tower PBSD Peer Review

The recognition and trust in NYA’s tower expertise has resulted in the honor of being selected as the on-call Performance-Based Seismic Design (PBSD) peer reviewer for major United States cities in high seismic regions, including Los Angeles, San Diego, San Francisco, Seattle, and Bellevue. In this role, NYA provides independent, technical review and guidance on complex tower seismic designs. This requires advanced analytical procedures and innovative design techniques to go beyond the scope of prescriptive building codes. Over the past decade, NYA has conducted more than 30 of these PBSD tower peer reviews, supporting multiple jurisdictions with the rigorous assessment of complex analyses and innovative structural designs for high-rise projects in high-seismic regions.

NYA is at the forefront of this sophisticated intersection of geotechnical and structural engineering, often incorporating SSI methodologies from the outset on our most complex projects to quickly incorporate the structural optimization and cost savings of SSI that traditional methods would not have achieved. Our SSI practice is led by Professor George Gazetas, a world-renowned expert in the field and author of many of the foundational research papers on the subject.
