22–25 Dean Street
A mixed-use building in transition This building has a restaurant on the ground floor, a studio at basement, offices on the 1st and 2nd floors, and homes from the 3rd to the 6th floor. It’s classed as a Higher-Risk Building and is currently being upgraded to meet today’s fire safety regulations.
10 Chapone Place
An office space in need of care The small office building, facing onto Chapone Place, has access from Dean Street. The landlord has donated the space to charity as short-term space. An upgrade of the space is required to bring it up to modern standards.
65–66 Frith Street
Offices that no longer meet modern needs The current office spaces have low ceilings (2.45–2.55m), no accessible entrance, and layouts that do not work well for today’s needs. The building struggles to meet modern building standards and will be vacated in October 2025.
Twentieth Century House 31–32 Soho Square
A piece of Soho’s film heritage Built in 1936 for the Twentieth Century-Fox Film Company, this landmark helped put Soho on the map as one of London’s creative hubs and the beating heart of the British film industry. Today, the building stands empty and boarded up, taking away from the charm of the iconic Soho Square.
Potential public open space
The rear servicing yard at Chapone Place is currently under-used and has become a spot for anti-social behaviour. Right now, it offers no benefit to the public – we see a real potential to transform it into a well-designed, well-managed public space for everyone to enjoy.
