Sustainable Growth at Crewe West
Harworth Group Plc is bringing forward proposals for a mixed-use residential development that will support sustainable growth for Crewe. The site, strategically located east of Middlewich Road, will deliver a boost to economic activity and create new green open space for residents to enjoy.
The proposals include up to 660 new homes, with 30% affordable, to meet growing local demand, later living accommodation, a mobility hub and a vibrant local centre.
We invite residents, stakeholders, and community leaders to explore the project details and contribute their views to the public consultation process that will shape the urban extension.
The plans are at a formative stage and will form part of an outline planning application that will be submitted to Cheshire East Council in due course.

Sustainable Environmental Initiatives An Environmental Impact Assessment (EIA) Scoping Report has recently been submitted to Cheshire East Council, which will help to ensure that each development stage is underpinned by robust environmental research. The project will deliver a minimum 10 percent biodiversity net gain and extensive ecological surveys and environmental monitoring will be at the heart of the process.

Retained ponds Designated areas within the masterplan will retain ponds to promote biodiversity, keeping a home for local wildlife like amphibians and insects. These bodies of water will enhance the natural beauty of the development while supporting the surrounding environment.

Bat protection Public open spaces will include "dark corridors" to support bat activity, with the largest corridor running through the centre of the development. These naturalised areas will minimise artificial lighting and human disturbance, helping protect local bat populations and maintain important wildlife habitats.

Sustainable Considerations The masterplan incorporates sustainable drainage systems (SuDS) to manage surface water, reduce flood risk, and improve water quality. Careful consideration has also been given to the nearby heritage assets, ensuring the development does not negatively impact the Grade II* Listed West End or the Grade II Listed Red Hall Farmhouse. Together, these elements contribute to a sustainable development that respects its surroundings and is thoughtfully designed to harmonise with the existing landscape and community character.

Managing Flooding To help manage heavy rainfall and reduce the risk of flooding, the plans currently include, subject to detailed design, ten water basins and a shallow channel (known as a swale) across the site.

Heritage Protection While the site itself is not home to any listed buildings, there are two nearby heritage sites: the Grade II Listed Red Hall Farmhouse to the southwest and the Grade II* Listed West End just north of the site. To protect these important historic buildings, the development has been carefully planned to include a landscape buffer and new planting to screen and soften any views. The new homes will be set back to respect their character and setting.

Retained ponds Designated areas within the masterplan will retain ponds to promote biodiversity, keeping a home for local wildlife like amphibians and insects. These bodies of water will enhance the natural beauty of the development while supporting the surrounding environment.

Bat protection Public open spaces will include "dark corridors" to support bat activity, with the largest corridor running through the centre of the development. These naturalised areas will minimise artificial lighting and human disturbance, helping protect local bat populations and maintain important wildlife habitats.
Heritage Protection While the site itself is not home to any listed buildings, there are two nearby heritage sites: the Grade II Listed Red Hall Farmhouse to the southwest and the Grade II* Listed West End just north of the site. To protect these important historic buildings, the development has been carefully planned to include a landscape buffer and new planting to screen and soften any views. The new homes will be set back to respect their character and setting.
Family homes Three, four, and five-bedroom homes designed for new and growing families. These homes offer spacious living areas with gardens, providing a safe and enjoyable outdoor space for children and family activities. Sustainable Growth at Crewe West
Harworth Group Plc is bringing forward proposals for a mixed-use residential development that will support sustainable growth for Crewe. The site, strategically located east of Middlewich Road, will deliver a boost to economic activity and create new green open space for residents to enjoy. The proposals include up to 660 new homes, with 30% affordable, to meet growing local demand, later living accommodation, a mobility hub and a vibrant local centre. We invite residents, stakeholders, and community leaders to explore the project details and contribute their views to the public consultation process that will shape the urban extension. The plans are at a formative stage and will form part of an outline planning application that will be submitted to Cheshire East Council in due course.

Retained ponds Designated areas within the masterplan will retain ponds to promote biodiversity, keeping a home for local wildlife like amphibians and insects. These bodies of water will enhance the natural beauty of the development while supporting the surrounding environment.

Sustainable Considerations The masterplan incorporates sustainable drainage systems (SuDS) to manage surface water, reduce flood risk, and improve water quality. Careful consideration has also been given to the nearby heritage assets, ensuring the development does not negatively impact the Grade II* Listed West End or the Grade II Listed Red Hall Farmhouse. Together, these elements contribute to a sustainable development that respects its surroundings and is thoughtfully designed to harmonise with the existing landscape and community character.

Managing Flooding To help manage heavy rainfall and reduce the risk of flooding, the plans currently include, subject to detailed design, ten water basins and a shallow channel (known as a swale) across the site.

Heritage Protection While the site itself is not home to any listed buildings, there are two nearby heritage sites: the Grade II Listed Red Hall Farmhouse to the southwest and the Grade II* Listed West End just north of the site. To protect these important historic buildings, the development has been carefully planned to include a landscape buffer and new planting to screen and soften any views. The new homes will be set back to respect their character and setting.

These features work with the natural shape of the land to safely collect and slow down rainwater. This means water is less likely to cause problems in other areas. Managing Flooding To help manage heavy rain and reduce the risk of flooding, the plan includes ten water basins and a shallow channel (called a swale) across the site. These features work with the natural shape of the land to safely collect and slow down rainwater. This means water is less likely to cause problems in other areas. Retained ponds Designated areas within the masterplan will retain ponds to promote biodiversity, keeping a home for local wildlife like amphibians and insects. These bodies of water will enhance the natural beauty of the development while supporting the surrounding environment.

Bat protection Public open spaces will include "dark corridors" to support bat activity, with the largest corridor running through the centre of the development. These naturalised areas will minimise artificial lighting and human disturbance, helping protect local bat populations and maintain important wildlife habitats.
Heritage Protection While the site itself is not home to any listed buildings, there are two nearby heritage sites: the Grade II Listed Red Hall Farmhouse to the southwest and the Grade II* Listed West End just north of the site. To protect these important historic buildings, the development has been carefully planned to include a landscape buffer and new planting to screen and soften any views. The new homes will be set back to respect their character and setting.
Family homes Three, four, and five-bedroom homes designed for new and growing families. These homes offer spacious living areas with gardens, providing a safe and enjoyable outdoor space for children and family activities. Located in a well-connected area, these homes will cater to the needs of families looking to settle in a community that offers both convenience and comfort.
