Reinforced Autoclaved Aerated Concrete

(RAAC)

start

Reinforced autoclaved aerated concrete (RAAC) and its relevance to residential properties
2. Where can RAAC typically be found?

In this learning we’ll discuss :

  1. what is RAAC?
  2. where RAAC can typically be found
  3. what can go wrong
  4. where to find advice or support.
You need to be aware of RAAC and the potential issues that may arise. There is an increasing public awareness of it following news coverage of the risks to residential properties, schools, and hospitals. Now watch the video to continue the lesson.

1. What is RAAC?

3. What can go wrong with RAAC?

Remember - Most RAAC planks are hidden behind ceilings, making them difficult to detect. There are no obvious warning signs, so identifying their presence and addressing issues usually requires specialist help and intrusive investigations.

4. Where to find advice or support

This BBC story also highlights the impact of RAAC on homeowners, providing real-world context.

Answer a few questions to check your understanding

During which period was RAAC most commonly used in construction?

How are RAAC panels strengthened?

What leads to corrosion of the steel?

What happens when the steel corrodes within the panel?

  • 1920s to 1960s
  • 1930s to 1980s
  • 1950s to 1990s
  • Direct sunlight
  • Moisture vapour
  • Roof leaks
  • Deflection and potential failure
  • The panel is unaffected
  • Rust coloured staining to ceilings
  • With rough agregate
  • With steel reinforcement

Reinforced Autoclaved Aerated Concrete, is somewhat misleadingly named, as it’s not traditional concrete.Instead, it’s a lightweight, aerated, cement-based material that has no coarse aggregate. RAAC includes metal reinforcement, and the term "autoclaved" refers to the high-pressure steam curing process used during its manufacture.
