Typically applies to condo owners, since they own the unit and the contents inside, but not the land it sits on.

- Going from Contents Broad Form (just Coverage C) to Unit Owners Form (Coverage A & C) is a $1000 upgrade
Contents Broad Form
No Coverage A or B provided
Typically applies to renters, since they don't own the unit or the land it sits on, just the contents of the dwelling.
- Coverage for all named perils in the Basic Form
- Only applies to Coverage C (Personal Property), not Coverage A (Dwelling) or Coverage B (Other Structures)
Broad Form
Applies to Coverages A, B, and C
The broad form is a higher cost version of coverage that adds an additional six named perils to those covered by the basic form. The Broad Form is an ACV policy that MAY be endorsed to RCV. Those additional six perils are:
- Falling Objects
- Tearing Apart, Cracking, Burning, or Bulging of Systems, Appliances
- Artificially Generated Electrical Current
- Weight of Ice, Snow
- Discharge, Overflows of Steam or Water From Systems, Appliances
- Freezing of Systems, Appliances
Special Form
Applies to Coverages A, B, and C
Unless the peril is specifically named to be excluded, it is included. Exclusions are time of war and intentional damage. This is a Replacement Cost Policy with open perils for Coverages A and B. Named Perils for Coverage C are the same as the Broad Form.
- Also called “ALL RISK”
- If something is not excluded, then it is covered under the policy
Basic Form
Applies to Coverages A, B, and C
Every homeowners policy is covered from these 12 basic perils. All of these named perils are covered for Coverages A, B, C. However, this is an Actual Cash Value (ACV) policy that MAY NOT be endorsed to Replacement Cost Value (RCV). The perils on the Basic Form are:
- Fire
- Lightning
- Explosion
- **Wind/Hail
- Riot/Civil Commotion
- Aircraft
- Volcanic Eruption
- Theft
- Smoke
- Vandalism
- Malicious Mischief
- Vehicles
**For many coastal policies, Wind and Hail is EXCLUDED and insureds have to purchase another policy from the state to make up for this coverage.
