The pre-appraisal record

(Sales and Lettings Properties)

In this short lesson, you will learn about the pre-appraisal record. This will be the same for both sales and lettings properties. On the next screen, you will see an example of the pre-appraial screen. Where you see icons like the ones below, be sure to click on them to learn more.

Open the pre-appraisal record from the property record in two easy steps:1) Click on the appraisals side tab2) Click on the pre-appraisal top tab Click Next to get started!

Where is the pre-appraisal record?

If you have already booked an appraisal appointment the details will appear here. If no appointment has been booked, you can click on the green button to book one now.You will also be able to see the details of any appraiser notes that have been entered here. Click the edit notes button to add or change appraiser notes.

Appointment and Appraiser Notes

This will have been completed when you created the property record however you can edit it here if you need to. It's important to be aware that the Name/Number field should refer to the street address. The dwelling field would only be used if you need to narrow it down further, for example if the property was a room in a shared house the dwelling field could be used to identify which room.

Open the pre-appraisal record from the property record in two easy steps:1) Click on the appraisals side tab2) Click on the pre-appraisal top tab

Under this heading you will record some key details for the property:Market: Is the property for sale, or to let?Category: Is it a residential or a commercial property?Negotiator: Which member of your team will be reposnsible for looking after marketing the property?Property Manager: Who will be taking care of progressing the sale or let?You can also add your own internal reference for the property if you wish to and record the details of any sitting tenants if you are taking the property on with an active tenancy already in place.

Market and Ownership

Here you can document any known issues which may impact the property. These are broken down into a few categories:

  • Accessibility, Building Safety and Planning
  • Flood/Erosion Risk
  • Coalfield/Mining Area
  • Restrictions
  • Rights and Easements
This information is all required in order to comply with the Legal Requirements forTrading Standards

Issues with potential impact on the property

This is where you can record important information such as the number of bedrooms, bathrooms and reception rooms a property has, the type of property (eg. House, Bungalow, Flat etc).Beneath this section, you can also record the details of any parking spaces allocated to the property and record any particulars relating to utility supplies.

About the Property/Current Status

Use the link here to download your Property Valuation Report (PVR). This is a specialist report created by Alto using information from the Land Registery, Government Data and Zoopla listings. The PVR will show you information on both the property and the surrounding area and other similar local properties to help you with valuing and marketing the property.
