Making Property Management Manageable
Requirements for tenants: - minimum 650 credit score - minimum 3x the monthly rent in income
In certain circumstances, we may ask you to approve an applicant who may be a little below these standards. In that case, we have the ability to ask for 1.5x or 2x the monthly rent for the deposit for extra security.
Setting the monthly rent:
We have several services we use in conjunction to come up with the best price for your property. We are also happy to offer whatever you would like to ask. You will receive a report every Monday morning with all the leads we have collected. If the activity is too low, we will discuss with you.

Property Maintenance
PMI will review the work order. We will do our best to diagnose over the phone or over chat. If approval is needed or we have questions or concerns, we will reach out.

The work is assigned to a vendor. We make sure the work is scheduled with the tenants and make sure the work is completed to the best of our ability.

Tenant submits a maintenance request. This can be done on any smart phone or computer by logging in to the tenant portal. They can upload pictures and videos as needed.

We will accept the invoice on your behalf and pull from the rent to pay the balance.

We have partnered with several local handyman, construction, plumbing, hvac companies and more to offer you the best service possible. We will always recommend someone but if you have preferred vendors we are happy to work with them.

Should I accept pets?
Accepting pets can be highly beneficial for property owners. Tenants with pets often pay higher rent, and we can automatically increase the deposit by half a month's rent for added security. Additionally, pet owners tend to stay longer, expanding your pool of potential applicants. All pets are screened through Petscreening.com, Each pet is $25/mo collected as additional rent. If you’re still unsure, you might consider accepting just dogs, as we rarely encounter damage from them. We will raise the security deposit half a months rent as additional security as well.

Your property is put on the market and tracked closely. We aim to rent your property within two to three weeks but this can depend on many factors. We make sure your listing is receiving enough activity and we will provide reports all along the way.
