Land USE

the land is organized into districts. There is a CBD (central buisness district) , with other districts around that. there are districts like Light and heavy manufacturing, Residential and industrial suburban, and outlying business districts. These zones develop around a nodal point

Central Business District

The Central Business District is a zone that attracts multiple factors like industry, business, education, government, and other public facilities.

Manufacturing Region

The Manufacturing Region includes factories and quite often power plants.

Industrial REGION

The Industrial Region is a zone with a large amount of businesses and is often situated near an airport. Another example of an Industrial Region is the CBD

Low-Cost Residential

The Low-Cost Residential zones often situated further from the CBD and is a large region and are often multi-family complexes

Moderate-Cost Residential

The Moderate Cost Residential is often situated closer to the CBD and are also multi-family homes because the land is limitied

High-Cost Residential

The High Cost Residential Zone often is located further from the CBD than the moderate cost residential zone because it utilizes more land

Suburban Residential

The Suburban Residential Zone is a city on the outskirts of the CBD, it has decent size single-family houses and commute to the large city is possible

Energy

Oil and Gas produce provide plenty of energy for the city, as well as renewable energy sources such as solar panels and wind turbines.

Physical Features

The city is situated next to a river, which improves transportation, provides better trade opportunities, is a possible energy source, and provides water to the rest of the city.

Transportation

The people in the city primarily use highways to travel throughout the city, but they also use airports and seaports aswell. Transportation hubs are built, and allow for cheaper transportation and land costs.

Commerce

The city has a CBD (Central Business District), and there are districts with specific purposes located throughout the city. For example there would be a heavy manufacturing district where there is a higher population density with plenty of factories for manufacturing, and there would be suburban residential zones that are low-density areas.

Government

Because each district attracts different activity, the city government will develop in one district, which means most government activity takes place in one area. There are still government facilities located throughout the city, but one district includes most activity.

Human Capital

Industrial areas attract business and manufacturing with a high-density population. There are also suburban areas which are more spread out. Cities also have wide varieties of education. Other examples of factors that draw high densities of people are stadiums, malls, theatres, and such.
