Central Park
Central Park comprises the redevelopment of the Carlton United Breweries site and is bounded to the north by Broadway, to the west by Abercrombie Street, to the East by Kensington Street and to the south by O'Connor and Wellington Streets. A site has become available in Ultimo; it has bounded by Harris, Thomas and Jones Streets and Broadway. The site has an irregular shaped and has a total area of 2.766 ha. The preliminary master plan indicates that the site is suitable for a mixed-use development comprising retail, offices and residential.

Development approval has been received with the following conditions:
- The FSR is 4.5:1 this equates to a total gross floor area of 125,000m2
- The built form will comprise three main residential towers
- Tower 1 – 26 levels
- Tower 2 – 17 levels
- Tower 3– 16 levels
- The office and retail buildings will be contained in podiums below the residential towers.
- 65% of the floor space is approved for residential users (81,250m2)
- Assume an efficiency ratio of 80% for the residential component
- There are no heritage constraints on the site
